In Fall for Him by Andie Burke, seven-hundred-fifty square feet isnโt enough for the home-renovation-fueled hatred and the building sexual tension.
Dylan Gallagherโs hot neighbor loathed him from the second he moved in, and causing a flood, falling through the floor, and landing directly onto that same neighborโs bed probably means thatโs unlikely to change. The poorly timed โItโs Raining Menโ joke didnโt help.
Meanwhile, ER nurse Derek Changโs life is a literal when-rains-it-pours nightmare. Also, the local HOA tyrant has been sniffing around trying to fine him for his extended, illicit banned breed dog-sitting.
Since Dylan also wants to keep the catastrophe quiet, he offers to fix the damage himself. Dylanโs sure heโs not Derekโs type, so he focuses all his ADHD hyper fixation energy on getting the repair job done as quickly as possibleโavoiding doing anything stupid like acting on his very inconvenient crush. Meanwhile Derek tries to ignore that the tattooed nerd sleeping on the couch is surprisingly witty, smart, and kind, despite the long-term grudge Derekโs been holding against him. But will squeezing all their emotional baggage plus a dog into a tiny one-bedroom apartment be a major disasterโฆor just prove theyโre made for each other?
Fall for Him combines banter, hijinks, and heart in a story of finding out what it means to fix things after your life crumbles.
College sweethearts reunite to restore more than just an old inn in this new romance by Katie Shepard, author of Sweeten the Deal. Whenโs the best time to tell your ex that you want them back? Two months later, Rose Kelly is tired of seeing pictures of her ex-husband Tom rescuing Hollywood darling Boyd Kellagher. Not that sheโs jealous. Of course not. Sheโs far too busy taking care of her elderly aunt and worrying about the storm damage to the family B&B on Marthaโs Vineyard to miss the love of her life. But after belatedly hearing Tomโs voicemail, Rosie asks him to follow through on his promises for once by helping her fix the inn. Thinking this is the perfect way to win her back, Tom agrees. When they get there, things areโฆless than ideal. Rosie expected the inn to be in better shape. She expected it to have more beds. And she expected more help from her actual familyโnot from Tom and the rest of his Broadway cast. But Rosie begins to wonder if maybe the life she expected isnโt the one she really wants. If she and Tom can repair the inn together, can they possibly repair the damage to the relationship they both thought was long gone?

The Rules of Dating a Younger Man
I was the last of my group of friends to find โthe one.โ
The guys would always tease me that I needed to hurry up and settle down.
But I was in no rush.
Until I met someone worth rushing for.
Alex was one of the weekend volunteers at Ryanโs Houseโa charity I founded to build housing near hospitals.
Little did I know she was the same person Iโd been arguing with over email before the project started. At the time, Iโd thought Alex was a dude.
In reality? She was a smoking hot blonde who captivated me from the moment we met in person.
Our chemistry was off the charts, and I fell hard pretty fast.
Unfortunately, Alex insisted I was too young for her. I hated that she felt that way. Because age was just a number.
Not only that, her words didnโt match the way she looked at meโlike she was very interested.
I lived for the weekends weโd spend out of town volunteering. Alex and I side-by-side hammering during the day, while sharing intimate dinners together at the hotel at night.
Eventually, the walls sheโd put up to protect her heart began to crumble.
Until fate threw us a doozy that I wasnโt sure we could come back from.
If Iโd thought our age gap was the biggest hurdle, I didnโt know anything yet.
Rule number one for dating an older woman who insists you could never be together?
Donโt fall in love.

Itโs not easy being โthe single girlโ in the friend group. Romance bookstore owner, Nessa Gibbs, loves love . . . in theory. Sadly, her real-life relationships never seem to measure up to the love stories she reads about, and at thirty-four, sheโs decided to throw in the towel on dating altogether. Between running her thriving business, organizing the upcoming Rose Festival, and leading a Dungeons & Dragons campaign, sheโs got more than enough to keep her satisfied. But when she runs into her childhood best friend on the arm of the man who made their lives a living hell in high school, she panics, flinging herself at the first passing stranger who just so happens to be the rookie pitcher thatโs been lusting after her for months. And now he doesn’t want to let go.
Nobody takes Jared Pink seriously . . . mostly because heโs never given them a reason to. Itโs a lot easier to live up to his reputation as the Rose City Roastersโ hot shot pitcher and all-around goofball, then let somebody get to know the real him: doting brother, covert romance reader, and budding plant daddy (pun intended). He was fine with everybody taking him at face value, until he met Nessa, the buxom bookstore owner ten years his senior, who barely gives him the time of day. Now, he finally has a shot to prove that thereโs more to him than boyish good looks and โthatโs what she saidโ jokes, and heโs going to make the most of it by being the best fake boyfriend there ever wasโone who puts the heroes in Nessaโs books to shame.
Thereโs one flaw in Nessaโs plan, though: she didnโt realize when she asked him to fake their relationship that his feelings for her might be real.
Pitches Be Crazyย is the second book in the Rose City Roasters baseball series. This age gap, fake dating romance between a plus-size, mid-30s girlie who joins a romance bookstore and the golden retriever, rookie pitcher (and plant daddy) features small-town festival shenanigans, โletโs date, but no sexโ vibes, an almost entirely LGBTQIA+ supporting cast of characters, a girl gang that plays Dungeons and Dragons, and NSFW limo content.
